What this covers
Commercial Real Estate Contracts
Attorney Deborah Schwab drafts, reviews, and negotiates contracts for commercial property, for the person named in the engagement.
Leases and Landlord-Tenant Matters
Attorney Deborah Schwab drafts, reviews, and negotiates leases for the landlord or the tenant who hires her, residential or commercial, and the related notices. She handles a disagreement over a lease by advice and negotiation.
Investment Properties
If you hold property as an investment, Attorney Deborah Schwab can review the contract to buy or sell it and the leases that go with it. She does not tell you whether a property will make money.
1031 Exchange Contract Coordination
A 1031 exchange is a tax path that belongs to your CPA and your qualified intermediary. Attorney Deborah Schwab can line up contract dates and the documents those professionals ask for. She does not decide whether an exchange qualifies, and she does not hold the exchange money.
Assessment Appeals
If a county assessment looks wrong, there is usually a deadline to appeal. Attorney Deborah Schwab can help you gather the facts, prepare the appeal, and talk it through. Filing an appeal does not mean the assessment will go down.
Title Defects and Mechanics' Liens
An old mortgage, a gap in the deeds, or a contractor's mechanics' lien can stall a deal. Attorney Deborah Schwab explains what the document says, negotiates with the other party, and helps you look for a resolution.
Attorney Deborah Schwab does not go to court on these matters. If a dispute needs a lawsuit, she will say so and will not file it.
Request a consultThe intake form is a request. Representation starts only if Attorney Deborah Schwab agrees.
