No legal advice, and no attorney-client relationship

The pages, guides, and tools on this site give general information about Pennsylvania real estate. They are not legal advice for your deed, your contract, or your taxes. Using the site, reading a guide, running the calculator, or sending your name and email does not create an attorney-client relationship.

That relationship starts only after Attorney Deborah Schwab agrees to represent you and confirms the engagement. Please do not send confidential facts through the guide form. If you want her to look at a matter, use the intake form.

No promised results

Nothing on this site promises a tax saving, a closing date, or any other outcome. Calculator results are estimates. A guide describes common steps. Your documents and your dates control. Prior results do not guarantee a similar outcome.

The firm writes this site to comply with Pennsylvania Rules of Professional Conduct 7.1, 7.2, and 7.3. Rule 7.1 bars false or misleading statements. Rule 7.2 requires advertising to name at least one responsible lawyer and the office city or town, which this page does. Rule 7.3 treats a message you asked for differently from a call you did not ask for. A guide email is sent because you requested the guide. The firm does not treat that request as permission to call you. Occasional updates are sent only if you check the separate newsletter box, and every one of those messages has an unsubscribe link.

Tools and local rules change

Tax rates, common level ratio factors, and municipal requirements change. Where a figure is not confirmed, the page says so. Confirm numbers with the title company, the county, or the firm before closing.

State realty transfer tax is imposed by Article XI-C of the Tax Reform Code of 1971, 72 P.S. § 8101-C et seq. Local realty transfer tax is authorized by Article XI-D of the Tax Reform Code, 72 P.S. § 8101-D et seq. (local tax authorized by Section 1102-D, 72 P.S. § 8102-D), and by the Local Tax Enabling Act, 53 P.S. § 6924.101 et seq. The responsible attorney verified those citations. The calculator's use of the higher of the price or assessed value times the common level ratio factor remains an unverified application of 61 Pa. Code Chapter 91.
